What do we offer?

At AFC, your loan can be structured in two ways.

  • Table – Your repayments cover both interest and principal, so the amount you owe reduces over time. Terms are available between 5 and 25 years.
  • Interest-only – You pay only the interest each month, so the amount you owe doesn’t reduce over time.
  • Interest-only loans are available for 10-year terms. At the end of the term, we’ll review your situation. If you’re able to switch to a table structure, we’ll move you across, as this will reduce your balance over time. If not, you can continue on an interest-only basis.

Lending for different purposes.

We offer several mortgage options to support our members into home ownership. Lending amounts depend on the type of property and the valuation used.

You can apply for a mortgage with us if you’re:

  • Buying a home – We lend up to 80% of the property’s value (based on a registered valuation), or up to 70% if using a council valuation.
  • Buying land to build on – We lend up to 70% with a registered valuation, or up to 60% with a council valuation. For unserviced land (no power or water), we lend up to 50%.
  • Building a new home – For standalone builds, we can lend up to 70% of the land’s registered value. Once construction begins, we will lend up to 80% of the build’s value at the time of additional lending. We do not lend on the projected value of a home.
  • Refinancing an existing mortgage – We may lend up to 80% of the property’s registered value, or 70% using a council valuation.
  • Accessing equity in a freehold home – If you own your home outright and are looking to move into a retirement village, you may be able to borrow against your property to help fund the transition. Talk to us about how this might work for your situation.
  • Buying a home on leasehold land – We may lend for homes on leasehold land, depending on the terms of the lease. The lease must have sufficient time remaining and meet our lending criteria. Please contact us to discuss your specific situation.
  • Short-term lending – Lending of less than a year is classified as short term lending. We do offer this option, but conditions apply.

At present, we are accepting new mortgage applications from the following people who don’t already own a property:

  • Anglican clergy and their widows/widowers;
  • Employees of Church organisations;
  • Members of Christian KiwiSaver Scheme;
  • Members of the Baptist Union Superannuation Scheme; and
  • Members of The Retire Fund

Whether you’re buying a home or land, building a new home, or refinancing an existing loan, we’re here to support you at every step. We can help you understand your options, prepare for pre-approval, and make the process straightforward so you can move forward with confidence. Conditions may apply, so we recommend talking to us about pre-approval before making any decisions.

If you are moving from your home into a retirement village, we may be able to help you access the equity in your home to fund the transition into the retirement village. We cannot loan money on a licence to occupy purchase however.
